1188 E 14th Street, located in the center of downtown San Leandro, is a six-story building with 197 modular residential units over a grocery store, shops, and a parking garage. The first floor shops open to a pedestrian plaza that will create a hub of activity complete with plantings, benches, and bike parking. A vibrant mosaic signifies the shops and references the Portuguese culture inherent in San Leandro. The building’s façade, while a block wide in every direction, is broken into smaller masses to speak to the scale of the existing neighborhood. Perforated panels screen the second floor garage and balconies to give the building a lightness, and solid metal panels shroud the west façade to provide shading and reduce energy costs.
