The design of this 4 floor mixed-use building was informed by a desire to respect the adjacent residential properties and avoid the typical "wedding cake" solution to a zero shadow impact goal. Small, varied step-backs allow sunlight to reach the adjacent residential site while also creating outdoor spaces for the building. Balcony carve-outs and windows are based on a shifted symmetry checkerboard pattern. Careful attention was given to the material selection in order to achieve a simplified articulation and sense of transparency on the facade. The ground floor offers retail space, while the remaining levels comprise of 47 market rate residential units.
