1331 Harrison is a 25-story mixed-use high rise in the heart of the Black Arts Movement Business District (BAMBD) in Oakland, California. Located at the intersection of Harrison and 14th Street, the project includes seven floors of Class A office space, 17 stories of residential housing comprising 164 units, and ground-floor retail.
14th Street is the primary pedestrian connection between the Oakland Civic Center and Lake Merritt and a vital part of the BAMBD. To support this important cultural resource, the project features 3,200 SF of street-level retail in a 3-story, clear-glazed element matching the scale of the adjoining buildings at the corner of 14th and Harrison. This active street presence extends and enhances the Business District.
The tower form is broken up into two slender vertical masses, each with a unique formal expression: a more rhythmic framed articulation to the south and a smooth-skinned expression to the north. At the top of the northeast corner, the tower angles back from the street, both horizontally and vertically, acknowledge the importance of the intersection at street level and further reduce the bulk of the building.
A terrace on the 3rd floor provides access for office tenants to a protected outdoor rooftop space, while a long balcony on the 9th floor extends the amenity level for residents. The tower’s top features an active rooftop garden with views of the downtown skyline, the Bay, San Francisco, and Lake Merritt. Select penthouse units also have access to private rooftop gardens.
