Situated in San Leandro, CA, this innovative project sets a higher benchmark for building renovation, addressing a structure initially constructed in the 1960’s. The building was 24’ clear with a 50’x50’ column grid, additionally, truck courts did not meet today’s standards. The building had good bones but has been vacant as it wasn’t meeting the needs of the current industrial tenant. The project goal was to update the building to make it a state-of-the-art building that could accommodate today’s advanced manufacturing and industrial users.

Lowney Architecture collaborated with Prologis to reimagine the potential of the building. The roof was elevated to a 40-foot clearance, accompanied by the installation of a cutting-edge ESFR sprinkler system. We replaced the existing columns while preserving the 50’x50’ column grid. Additionally, the exterior envelope was expanded using an insulated metal panel system. To facilitate trailer storage and a 135-foot truck court, a column bay was removed along the northern side of the building.

Sustainability constituted another pivotal aspect of this project. Nexus San Leandro is positioned as a contender for achieving LEED Platinum certification, encompassing various environmentally friendly features. These include a reflective roof with photovoltaic panels, water treatment systems, employment of recycled content, building reuse strategies, utilization of low VOC materials, and the incorporation of a CLT office mezzanine.
