Strategically located within the 5th largest business park in Silicon Valley (Morgan Hill Ranch), this 32-acre site is cleared for 600,000 sf of industrial development.
Lowney Architecture’s challenge was to design seven, Type IIIB concrete tilt-up buildings ranging from 18,000 sf to 201,500 sf. The buildings are a combination of 24’ and 36’ clearance, and include typical 52’x50’ column spacing. The buildings will be cold dark shell warehouse to start, and will incorporate the latest industrial design trends to optimize flexibility for future tenants.
Shared courts for the largest building maximize building coverage while maintaining truck maneuverability and clearance. The 200,000 sf building has been optimized for potential “build to suit” occupants while maintaining the ability to subdivide into four tenant spaces.
The smaller buildings range from 18,000 to 30,000 sf in size, and include a 3 parking spaces/1,000 sf ratio allowing for a high percentage office build-out.
As an amenity for future employees, the seven buildings also share a central green space and recreational trail which connects to the nearby regional park. This not only helps to create a sense of space alongside the building architecture, but is indicative of the emphasis on quality we’re seeing in today’s industrial projects.
