Lowney Architecture was awarded the conversion of the Davies Pacific Center from office to residential uses in the heart of Downtown Honolulu. The former office building is a 378,000sf concrete structure designed in the mid-century era. While two-thirds of the floors are planned for residential conversion, the other third will be reserved for commercial and retail uses, making the building ultimately a mixed-use project. This presents an exciting opportunity as the project will expand the amenities available to the Downtown community and future residents. It will also pose an interesting project typology in an area undergoing rapid change. Energy efficiency is being introduced to optimize the design, specifically upgrading existing systems for water and energy conservation.
The conversion aims to preserve some office spaces for future residents to use as work-play spaces. On the ground floor, retail space will be available, as well as resident amenities such as bicycle and resident storage, fitness center, and pet areas. And existing plaza will be preserved and re-adapted for outdoor activities.
With the current low occupancy rate for office buildings in Downtown Honolulu and the ongoing housing crisis in the State, this project aims to be part of the solution to revitalize Downtown and to offer more housing options for the local community.
