The design embraces versatile character, seamlessly blending residential charm with commercial functionality. The facility is comprised of two buildings totaling 287,400 SF, with parking at an average of 2.5/1000 for versatile use. Its primary focus is on research and development and advanced manufacturing. Building 1 is designed for up to 4
tenants and Building 2 for two tenants. The truck court in Building 1 is superparked to meet the 2.5/1000 ratio. To accommodate more warehouse space,
Building 1 includes knock-out panels at the dock for an additional 8 positions. The building architecture is detailed on the main façade and simplified on
the sides and back using conventional industrial tilt-up construction.

The ground floor welcomes you with an open layout, featuring storefront glass framed by wooden clad pilasters. This thoughtfully designed space
fosters an inviting atmosphere while establishing a rhythmic and functional flow. Moving upward, the building’s upper section boasts a series of punched
windows, offering a varied play of size and proportion. This allows for flexibility of future office and/or mezzanine space to support the research
and development facility. Scale takes center stage, with strategically placed darker recessed areas on the façade, adding depth and visual intrigue. The
entrance stands out, marked by a metal-framed wall that serves as a canvas for signage, identity, and a notable sense of prominence. Fremont Research
