Located on a zero lot line infill site in SoMa, 38 Harriet SmartSpace was the first modular project to be constructed in the city of San Francisco. This was also the first project to be completed by the Zeta Communities factory, and was a design build delivery collaboration between Lowney Architecture and Pankow Builders.
This project helped to launch interest in micro living throughout the Bay Area, where small living spaces that are affordable by design can be used to meet the need for a wide demographic of housing types from student residences, to supportive and market rate housing. Each of the building’s 23 micro-units are smaller than 300 square feet, yet provide generous living space and storage for two residents.
Micro-units are the most efficient use of modular design since two complete units fit within each module. The double-loaded module design also results in tremendous acoustical isolation. The building’s Harriet Street façade doubles as a wood resin rain screen, and project amenities include a stylish courtyard featuring sustainable landscaping and ample bicycle storage.
Full Revit integration was utilized across the entire project team, and the building achieved LEED Platinum status, as well as a ULI ‘Global Excellence Award’ nomination.
